Haussmannian Triplex 290m² PARIS

Merging two apartments across 3 levels

Haussmannian Triplex 290m²
Merging two apartments across 3 levels

This high-end renovation project involves combining two apartments to create an exceptional living space located near the Jardin du Luxembourg in Paris. The entire property has been completely redesigned to offer a contemporary, bright, and functional home spread over three levels.

The apartment is organized around a central wooden staircase with an airy design, anchored to a central structural spine—a true architectural statement piece of the project. A private elevator serves each floor, ensuring fluid circulation throughout. This inverted triplex (erratum: duplex inversé in text) was designed to make each floor self-contained, while maintaining global coherence in the layout and choice of materials.

The interior layout was crafted with a particular focus on well-being, in collaboration with a Feng Shui master. Volumes, circulation, and natural light have been optimized to create a harmonious and balanced environment. A large, renovated glass roof brings generous natural light into the living room, beautifully highlighting the reception areas.

The open kitchen forms the heart of the living space. It centers around an island made of Patagonia marble—a noble and durable material that structures the space while adding a mineral, elegant touch. The continuity of materials and tones reinforces the feeling of a warm, open space.

The master suite was envisioned as a modular, intimate sanctuary. A wall of sliding bronze-mirror doors allows the bathroom and walk-in closet to be concealed or revealed as desired. The bathroom, entirely crafted from genuine marble from floor to ceiling, was custom-made by a specialized marble-cutting workshop. The bespoke dressing room features backlit bronze-mirror doors, offering visual depth and everyday comfort.

The lower floor hosts two bedrooms with their own en-suite bathrooms and walk-in closets, designed like luxury hotel suites. The first bedroom features a bathroom in mono-material gray stone, including a vanity top carved from the very same stone. LED lighting is integrated directly into the shower's stonework. The upper section of the shower is made of glass to let natural light flow through, creating an impression of weightlessness. The walk-in closets are crafted from full-height wooden slats against a black backdrop.

The second bedroom is a versatile space that can serve as a guest room or a home office, thanks to an integrated Murphy bed. Its private bathroom conceals the shower, toilet, and wardrobe behind full-height mirrored doors, offering a clean, contemporary feel.

The apartment's entrance is entirely clad in embossed wood. Storage and utility areas are hidden behind custom closets to preserve the purity of the lines. This entrance distributes the lower space and leads to the main staircase.

An independent reception area hosts a living room and a TV lounge, accessible via a crafted glass door made of various glass types. This space also includes a bespoke laundry room and a powder-pink bathroom with a large shower and a single-person sauna, enhancing the project's focus on well-being.

This project illustrates a comprehensive approach to luxury apartment renovation in Paris, blending interior architecture, custom design, noble materials, and a quest for comfort within a contemporary, timeless setting.

The large panoramic terrace features an outdoor kitchen with a pergola, a dining area for entertaining, and a third terrace dedicated to sunloungers. The terrace was landscaped by a professional and illuminated by the studio.

The views are breathtaking, overlooking Paris’s most beautiful monuments. This fabulous terrace has not gone unnoticed, having caught the eye of top haute couture fashion houses—such as Dior, Hermès, and Cartier—for their high-profile advertising spots.
